Terms and conditions

Subject of the contract
The subject of this contract is to regulate the mutual relations between the company Ronis d.o.o., Josipa Kozarca 1/a, 40000 Čakovec, as the manager of the Mini Studio room/apartment located at Josipa Kozarca 1A, Čakovec, email ministudio@ronis.hr (hereinafter referred to as Mini Studio) on its own behalf and on behalf of the owner of the accommodation unit on one side, and the user of the accommodation (hereinafter referred to as the guest) on the other side, when making a reservation for accommodation offered on the website https://www.mini-studio.eu/.

Reservation and conclusion of the contract
The contract between the guest and the Mini Studio takes effect upon the guest's binding reservation (verbally, in writing, or electronically). From that moment onward, the rights and obligations of the contracting parties are governed by these general terms and conditions and apply to both the guest and the Mini Studio. The reservation confirmation will be immediately sent to the guest in electronic form. In the event that the reservation confirmation differs from the requested reservation, the guest confirms acceptance of the terms stated in the confirmation by making the payment for the received reservation. Mini Studio may, without obligation, accept any special request or petition, but it is not legally binding for the Mini Studio and such a request will be fulfilled only if Mini Studio has issued written confirmation. If the payment for the arrangement is not made in accordance with the provisions of Article 3.2, the reservation may be canceled without any obligation of Mini Studio towards the guest.


Prices and terms of payment

Price
The prices published on the website https://www.mini-studio.eu/ and obtained through the inquiry form refer to the period requested in the form. The published prices are valid from the moment the data on the website is updated. The price valid at the time of booking applies. Accommodation prices (unless otherwise stated in the description) include: normal electricity consumption, heating in winter and air conditioning in summer, water consumption, gas consumption (if available), final cleaning, bed linen, bathroom towels, and tourist tax.

Payment
Mini Studio reserves the right to request a valid credit card number or advance payment from the guest as a payment guarantee. In case of non-compliance with payment deadlines, the reservation may be canceled.

Reservation cancellation
If the guest cancels the reservation, the following cancellation costs will be charged:
Cancellation of the reservation reported 5 or more days before arrival: no charge
Cancellation of the reservation reported 4 or fewer days before arrival: 100% of the total reservation amount will be charged
The cancellation date is considered to be the date on which the cancellation notice was received (if it is a Sunday or a public holiday, it will be the next working day). In case of no-show or unannounced late arrival, Mini Studio retains the full amount.

Price change
When selecting our properties, special attention is paid to the description of services and the calculation of prices. However, despite this, we cannot exclude the possibility of changes in services and prices. In case of such a change, the guest will be notified at the time of booking or at the latest at the time of confirmation. The items on the reservation confirmation are final. It is unlikely that changes will occur after the reservation confirmation, but we cannot completely rule out this possibility. If significant changes do occur, the guest has the right to withdraw from the agreed reservation without charge within 7 days of receiving the notification. Any payments made will be refunded. Mini Studio reserves the right to adjust prices up to 22 days before departure due to the increase or introduction of fees or taxes on certain services, or significant changes in exchange rates after the reservation is made. The guest has the right, in the event of a price change greater than 10%, to withdraw from the agreed reservation under the same conditions as stated in the previous paragraph.

Maximum number of persons
The accommodation unit from our offer allows a maximum of 2 persons.

Pets, insects and allergy
Despite thorough cleaning and maintenance of our properties, it may occasionally happen that a bug or mouse, having entered from its natural habitat in which the house is located, is found in the house. Mini Studio cannot be held responsible for this. Pets are allowed only with prior notice (small and clean breeds). Mini Studio does not assume any responsibility for allergic reactions of the guest in individual properties.

Devices and equipment
Guests have access to numerous appliances such as washing machines, dishwashers, refrigerators, microwaves, DVD players, TVs, satellite receivers, telephones, and internet connections. Guests are free to use these appliances, but Mini Studio assumes no responsibility if any of these appliances unexpectedly break down and stop functioning during the stay. The same applies to sanitary devices and installations.

Time of arrival and departure; shortening or extending the stay
Arrival is possible after 3:00 PM on the day the reservation begins, while check-out is until 11:00 AM. If the guest wishes to extend their stay or arrive earlier, we will gladly accommodate this with or without charge, depending on other reservations.

Provision of alternative accommodation and cancellation of the reservation by Mini Studio.
In exceptional cases due to unforeseen or unavoidable circumstances, Mini Studio may assign the guest an appropriate alternative accommodation of equal value and quality. Mini Studio is authorized to cancel the reservation before or during the period of accommodation usage if unforeseen or unavoidable circumstances arise that prevent the use of the accommodation, endanger the guest or the accommodation facility, or diminish the quality of service to a level where it becomes unreasonable to provide the contracted services. In this case, the guest will be refunded the amount of any payments already made, reduced by the value of any services already used. In none of the cases stated in this article is Mini Studio obliged to pay the guest compensation.

Other obligations of the guest
During their stay, it is the guest's duty to use the owner's property and equipment with due care. Furthermore, they must adjust their behavior in a way that does not disturb other guests, neighbors, and the host. If the guest fails to align their behavior with the house rules after a warning, they lose the right to the reserved accommodation and are required to vacate without compensation. Any damages and deficiencies caused or discovered by guests must be reported immediately to the person responsible for the keys/staff member of Mini Studio. This way, damages and deficiencies will be promptly addressed, without diminishing the quality of the stay. The guest is responsible for loss or damage they cause unless they can prove they are not responsible for it. The same applies if the accommodation unit cannot be handed over to the next guest due to damage, dirt, or equipment deficiencies. The owner will charge the guest for the loss or damage on-site.

Complaints, claims for compensation
It is the guest's obligation to handle the accommodation unit and its inventory with care. The guest must return the accommodation unit in the same condition it was in upon taking over. If the condition of the accommodation unit does not match the reservation, the guest is obliged to immediately inform the person responsible for the keys. If any visible irregularities are not reported upon arrival, it will be assumed that the unit was handed over in completely good condition. If irregularities arise during the stay, it is the guest's duty to act in the same manner. If the owner or the person responsible for the keys is unable to resolve the issue within a reasonable time, it is the guest's duty to inform their agent or Mini Studio staff. If the guest leaves the property on their own initiative or finds alternative accommodation without giving Mini Studio the opportunity to resolve the cause of their dissatisfaction or to offer appropriate alternative accommodation, the guest forfeits the right to compensation, regardless of whether the reasons for their departure were justified or not. The person responsible for the keys and the travel agent are not authorized to approve compensation claims. Claims for compensation must be submitted to Mini Studio or the travel agent in writing via email to ministudio@ronis.hr within 2 weeks of the end of the accommodation period, along with supporting evidence (photos, confirmations from the person responsible for the keys/local agent, witness statements, etc.). Complaints submitted after the 2-week period will not be considered. It is emphasized that it is in the guest's interest to act in good faith and express a willingness to resolve complaints during their stay, and to direct their written complaint to the owner of the property on-site, requesting written confirmation of receipt of the complaint. If the guest fails to meet the above conditions, they forfeit all rights to compensation. Mini Studio is obliged to provide a written response to the complaint within 21 days of receiving the complaint, in the manner in which the complaint was received (via email, mail, or personal delivery, to which a written response with a return receipt will be sent). If necessary for gathering information and verifying the claims in the complaint, Mini Studio may extend the deadline for making a decision by an additional 14 days, of which it must inform the complaining guest in writing. Mini Studio will only address those complaints for which the guest provides proof that they submitted a written complaint to the service provider on-site and that the issue could not be resolved on-site. Until Mini Studio makes a decision, the guest waives the involvement of any other person, judicial institution, or dissemination of information to the media.

Obligations of Mini Studio
Mini Studio commits to providing the guest with a neat and clean accommodation unit equipped according to the description for the reserved period, on its own behalf and on behalf of the person responsible for the property. If the accommodation unit does not match the description in the reservation, Mini Studio will do everything possible to remedy the identified deficiencies or provide the guest with suitable alternative accommodation of equal value. If this is not possible, not achieved within a reasonable time, or if the guest refuses to accept the offered alternative accommodation, Mini Studio will compensate the guest for any form of value reduction, provided it is indisputably determined that it is responsible for it. If the guest suffers loss or damage due to the negligence of Mini Studio resulting in a breach of contract, Mini Studio accepts responsibility for the caused damage. The legal liability of Mini Studio is limited to the total price of the accommodation (whereby claims of all included persons are paid together) and does not include personal damages and losses such as material and financial losses. Mini Studio will not be held responsible in cases where the loss or damage can be attributed to the following causes:
- actions or omissions by the guest or his companions;
- unforeseeable and unavoidable failures of a third party who is not involved in providing the services specified in the reservation;
– force majeure or events that Mini Studio, the travel agent, or the person responsible for the keys could not foresee or avoid, despite due care;
- use of swimming pools, children's playgrounds, sports facilities of all kinds (e.g. tennis or soccer field, fitness centers, etc.). The use of these and such contents is solely at the guest's own risk;
– damage and loss due to burglary.
The above-mentioned conditions apply equally to non-contractual obligations. Mini Studio expressly excludes liability for the actions of auxiliary staff.

Travel documents
When traveling to the Republic of Croatia, it is the guest's duty to have a valid personal travel document (identity card or passport depending on the guest's country of origin) both for himself and for all accommodation users. In addition, it is the guest's duty to check whether a visa is required for his entry into the Republic of Croatia or the countries he is traveling to, to obtain it in a timely manner, and to respect the customs and foreign exchange regulations of the Republic of Croatia and the countries he is traveling to.

Protection of personal data
The guest provides personal data (name and surname, residential address, telephone number and e-mail address) voluntarily. The guest's personal data is required in the process of realizing the requested service and will be used for further mutual communication (eg informative offer, binding offer/reservation, payment instructions, notification of received payment and notification of delivery of travel documents).

Mini Studio commits not to disclose the guest's personal data outside the country or provide it to a third party, except to partners involved in the execution of the contracted service (accommodation service provider).

The guest's personal data will be stored in a database in accordance with the decision of the Mini Studio management regarding the collection, processing, and storage of personal data.

An objection to the processing of personal data for marketing purposes will not affect the contracting and/or realization of the requested service.

Jurisdiction of the court
The parties undertake to try to resolve possible disputes amicably, and if this is not possible, in the event of a legal dispute, the court in Čakovec is competent and the law of the Republic of Croatia shall apply.
